Stonebriar Country Club dates back to 1986, making this the oldest luxury pocket in Frisco. Some of these homes have had pools for 30+ years, running equipment that's been replaced at least once already. Chapel Creek's custom builds from the early 2000s feature high-end packages — full Pentair or Jandy automation, gas heaters, dedicated spa circuits — and we see them regularly for control board replacements and heater overhauls. The gated estates along the Fazio golf course have some of the most complex residential pool setups in the city, and they need a tech who's worked on this level of equipment before.

Starwood and Newman Village are Frisco's most prestigious gated communities, featuring custom estates with resort-style pools — think infinity edges, raised spas, fire bowls, and full-house automation running Pentair IntelliCenter or Jandy iAquaLink. Pools here were built to impress, but the equipment behind them still follows the same wear timeline as everything else. We handle the automation diagnostics, variable-speed pump repairs, and gas heater service that these high-end setups demand.

The Trails was one of Frisco's first mega-subdivisions, with construction starting around 1999. That makes the oldest pools here over 25 years old — right at the point where original Hayward and Jandy equipment is reaching end of life. We do a lot of full equipment pad replacements in The Trails, upgrading single-speed pumps to variable-speed, swapping out old Raypak heaters, and replacing corroded salt cells. Plantation Resort and Lone Star Ranch are similar vintage with pools hitting the same lifecycle milestones.

Panther Creek started developing around 2004–2005, making it a touch newer than The Trails but old enough that first-generation equipment is failing. Common calls here are pumps losing prime, heater ignition failures, and salt cells hitting the 5- to 7-year replacement window. Christie Ranch dates to 2006 and shares the same equipment timeline. These neighborhoods are heavy on Pentair IntelliFlo and Hayward systems from the mid-2000s — parts are still available, but repairs are getting more frequent.

This is Frisco's newest construction corridor along FM 423 on the west side. Phillips Creek Ranch is one of the largest master-planned communities in the city and is still building out. Pools here are typically under 10 years old, running current-generation Pentair or Hayward variable-speed systems with smart automation. Common calls are programming issues, warranty diagnostics, salt chlorinator troubleshooting, and builder-grade equipment that needs an early upgrade to something more reliable.

North Frisco is where the newest development is happening, with master-planned communities like Richwoods and The Grove featuring modern amenity centers and homes built within the last five to ten years. Equipment is current-generation, but that doesn't mean it's trouble-free. We get calls for automation programming, heater startup issues on first cold snap, and pump motor replacements on builder-installed systems that weren't sized properly. Shaddock Creek and Stonelake are slightly older, with pools approaching the 10- to 15-year mark where the first round of equipment failures begins.
