These are Keller's premier estate neighborhoods — custom homes on generous lots ranging from half an acre to over an acre with pools built to match. Manors of Waterford features roughly 70 homes built 2004 to 2012 on lots up to 1.4 acres with resort-level pool setups: vanishing edges, raised spas with dedicated heater circuits, elaborate water features, LED color lighting, and full Pentair IntelliCenter or Jandy iAquaLink automation. Stonebridge is a gated community of about 95 custom homes built 1998 to 2004 on heavily wooded lots up to a full acre — pools here are 20 to 25+ years old and many are on their second full round of equipment. We regularly replace corroded heat exchangers, upgrade outdated automation panels, and convert aging single-speed pumps to variable-speed throughout Stonebridge. Gean Estates and Tuscany feature luxury homes from the mid-2000s through 2015 where complex multi-circuit equipment pads require experienced diagnostics when spa circuits, water features, and main pool equipment stop communicating.

Hidden Lakes is Keller's largest master-planned community — roughly 1,840 homes built between 1996 and 2010 around Sky Creek Ranch Golf Club. This is our highest-volume Keller neighborhood by far because the construction timeline means pools span 15 to nearly 30 years of equipment generations. The earliest sections like Idlewood Estates and Idlewood Green have pools from the mid-to-late '90s where we regularly do complete equipment pad overhauls: new variable-speed pump, new filter, new heater, and modern automation replacing decades-old timeclock-and-relay setups. The Woodlands and The Preserve sections from the early 2000s are hitting their first major replacement cycle — variable-speed pump conversions, salt cell replacements, and heater ignition repairs are steady work here. Bloomfield and Creekwood feature more custom homes where many homeowners opted for upgraded pool packages with dedicated spas and automation that now need experienced service as components age past the 15-year mark.

Marshall Ridge is Keller's newest major master-planned community — construction ran from 2008 through 2020 with homes ranging from 2,200 to over 6,000 square feet. Pools here span about 5 to 17 years old, with the earliest builds now hitting their first major service milestones. Common calls include salt chlorinator cell replacements at the 5 to 7-year mark, heater ignition issues, automation reprogramming after power surges, and builder-grade single-speed to variable-speed pump conversions. Lakes at Marshall Ridge and Marshall Point feature larger lots with more elaborate pool setups — dedicated spas, gas heating, and full automation that was often not configured correctly by the builder's subcontractor. Harmonson Farms next door has roughly 145 homes on half-acre lots built in the 2000s with pools now 15 to 20 years old and solidly in their first full equipment replacement cycle. Cobblestone Parks and Bridgewood are newer additions from 2011 to 2014 where builder-grade equipment is just past warranty and generating steady service calls.

Wildwood is one of Keller's most desirable custom neighborhoods — about 130 homes built 2001 to 2010 on half-acre-plus wooded lots with community pool, pond, and walking trails. Private pools here are typically well-equipped with dedicated spas, gas heaters, and automation, but equipment is now 15 to 25 years old and hitting replacement milestones. We handle heavy volume of heater replacements, automation upgrades from older Jandy AquaLink to current iAquaLink, and variable-speed pump conversions throughout Wildwood. Bourland Oaks features about 90 custom homes starting from 2004 around a neighborhood pond — many with inground pools on quarter-to-half-acre lots where original equipment is reaching the 15 to 20-year service window. Overton Ridge offers roughly 200 homes built 2000 to 2007 on lots up to a full acre — these pools are squarely in the age range where original Hayward and Pentair equipment needs replacing. Cherry Grove and Glen Forest are intimate custom neighborhoods of 50 to 75 homes on half-acre wooded lots where three-car garages and inground pools are standard and equipment pads reflect the mid-2000s build quality.

These are Keller's original established neighborhoods — the communities that were here before the master-planned boom transformed the city. Quail Valley Estates has about 156 homes built between 1985 and 1990, making these some of the oldest pools in Keller at 35 to 40 years old. Equipment here has been through at least two full cycles, and we regularly find pads where every component was installed by a different contractor in a different decade — a Hayward pump from one era, a Pentair heater from another, and an aftermarket salt system that doesn't integrate with either. Melody Hills and Highland Meadows feature 1980s homes under mature trees where we handle the most plumbing repair work in the city — original copper and PVC lines that have shifted or corroded over 35+ years underground. These older Keller neighborhoods also see the most complete equipment pad overhauls as homeowners finally upgrade from decades-old timeclock-relay setups to modern variable-speed pumps, energy-efficient heaters, and full automation.

Twin Lakes is a gated community of about 60 homes built 1998 to 2002 on quarter-to-half-acre lots — pools here are 23 to 27 years old and hitting their second equipment replacement cycle. We see a steady stream of full pad overhauls in Twin Lakes: new variable-speed pump, filter, heater, and automation to replace aging systems that have been patched together over two decades. Lakes of Highland Oaks and Highland Oaks are family-friendly neighborhoods near excellent Keller ISD schools where pools from the late '90s and early 2000s need first-generation equipment replaced — common work includes variable-speed pump upgrades, salt system installations, and heater repairs on 20-year-old units. Fall Creek Estates and Forest Lakes feature custom homes from the early 2000s where pool equipment is aging into its first major service window. Greenway Park is one of Keller's newer custom neighborhoods with homes still being built — pools here run current-generation equipment and most service calls are builder warranty issues, programming problems, and salt system calibration on setups that weren't configured correctly from the start.
