Chandlers Landing is Rockwall's premier gated lakefront community — custom homes built from the 1980s through early 2000s along the shores of Lake Ray Hubbard with marina access, 24-hour security, and resort-style amenities. Pools here are among the largest and most complex in the city: resort-style builds with dedicated spas, water features, gas heaters, and full automation systems. The oldest Chandlers Landing pools are pushing 40 years old and have been through at least two full equipment cycles — we commonly see mismatched systems where a Jandy heater was paired with a Hayward pump and Pentair automation by different contractors over the decades. Hillcrest Shores and Heritage On The Lake have lakefront and lake-view homes with pools exposed to constant wind off the water, which accelerates equipment wear and creates persistent debris-management challenges that require properly sized pumps and filtration.

The Shores is one of Rockwall's most popular family communities, built in phases around the Rockwall Golf and Athletic Club. With roughly 350 homes across three phases, pools here range from 10 to 20+ years old and are hitting their first major equipment replacement cycle. We regularly handle variable-speed pump conversions, salt cell replacements at the 5–7 year mark, and automation upgrades from original builder-grade Pentair EasyTouch to current-generation IntelliCenter systems. Lakeview Summit and The Preserve have similar-era construction with pools running builder-standard equipment packages — common issues include undersized heaters for dedicated spas, single-speed pumps that should have been converted years ago, and salt chlorinators that have corroded past the point of cell replacement alone.

Caruth Lake is a well-established community with early phases built in the late 1990s and later sections added through 2016 — pools here span nearly 25 years of construction and equipment generations. Stone Creek is one of Rockwall's newest master-planned communities with homes still going up — most pools are under 5 years old with current-generation equipment, but we already see builder-grade warranty issues and salt system troubleshooting calls. Buffalo Creek is the premier golf-course community straddling Rockwall and Heath — custom homes built from 1988 through the 2020s on generous lots surrounding the Buffalo Creek Golf Club. The oldest Buffalo Creek pools are 35+ years old and have been through multiple equipment overhauls — we commonly replace corroded heat exchangers, rebuild aging plumbing manifolds, and upgrade outdated Jandy AquaLink and Compool panels to modern iAquaLink or IntelliCenter systems. Heath's custom-home neighborhoods along Smirl Drive and Terry Lane feature pools on large lots with complex multi-circuit equipment pads that require experienced diagnostics. Heath Crossing and newer subdivisions have 2000s–2010s era builder-grade equipment now hitting replacement milestones.

Breezy Hill is Rockwall's premier newer master-planned community — upscale homes built from the late 2010s through today, blending contemporary and European-influenced architecture on spacious quarter-acre to half-acre lots. Most pools here are under 7 years old running current-generation Pentair and Hayward equipment. Common calls include salt cell replacements, heater ignition issues, automation programming, and builder-grade warranty claims. Hickory Ridge has a broader mix of established and newer homes with pools spanning 10 to 25 years old — solidly in the range where first-generation equipment is failing and homeowners are upgrading to variable-speed pumps and salt systems. Chisholm Ranch and Equestrian Meadows feature custom homes on acreage with larger pools, dedicated spas, and complex equipment pads that require experienced diagnostics when multiple circuits aren't communicating properly.

These are Rockwall's original residential neighborhoods — the areas that grew up around downtown and along the older highways before the master-planned community boom of the 2000s. Homes here date from the 1970s through the 1990s, and pools are often 30 to 50 years old — some of the oldest residential pools in Rockwall County. Meadowcreek Estates has larger lots with pools that have been through three or four generations of equipment. We've worked on pads here where every component was installed by a different contractor in a different decade and nothing talks to each other. Highland Meadows, Harris Heights, and the neighborhoods around downtown have classic 1980s–1990s pools where we regularly do full equipment pad overhauls: new variable-speed pump, new filter, new heater, and modern automation to replace decades-old timeclock-and-relay setups. These older neighborhoods are also where we see the most plumbing issues — original copper and PVC lines that have shifted or corroded over 40+ years underground.
