We've been repairing pool equipment across Southlake for over two decades. Southlake exploded from a rural community of about 2,800 in 1980 to over 31,000 today — and nearly every home that went up came with a pool. The median construction year here is 1997, which means the majority of pools in town are 20 to 30 years old and right in the sweet spot where original equipment is failing and homeowners are upgrading. These are Southlake's premier estate neighborhoods — custom homes on half-acre to full-acre wooded lots with pools built to match million-dollar-plus properties. Shady Oaks is a Toll Brothers development dating to 2009 with homes featuring heated pools, private spas, outdoor kitchens, and full automation from day one. Equipment here is current-generation but hitting the 10 to 15-year mark where salt cells need replacement, heater ignition systems develop issues, and automation panels need firmware updates or full upgrades. The Enclave and Glenwyck Farms feature custom builds on acre-plus lots with resort-level pool setups — vanishing edges, raised spas with dedicated heater circuits, elaborate water features, LED color lighting systems, and multi-circuit equipment pads that require experienced diagnostics when components stop communicating. Reserve of Southlake and Sandlin Manor run similar 2007–2013 construction with complex Pentair IntelliCenter and Jandy iAquaLink systems that need a technician who actually understands the programming, not just the plumbing.

Estes Park is a 248-acre master-planned community built between 2005 and 2011 — Olde World-style homes on wooded lots with pools now solidly in their first major equipment replacement cycle. We handle a high volume of variable-speed pump conversions, salt system overhauls, and heater replacements in Estes Park as original builder-grade equipment reaches 15 to 20 years. Coventry Manor is a gated community of about 100 homes built 1996 to 2001 on half-acre to full-acre lots — pools here are 25+ years old and many are on their second full round of equipment. Common work includes replacing corroded heat exchangers, upgrading outdated Jandy AquaLink panels to modern iAquaLink, and converting aging single-speed pumps to variable-speed. Cambridge Place and Stratford Park are mid-2000s luxury builds where we regularly troubleshoot complex automation systems, reprogram controls after power surges, and replace salt chlorinator cells at the 5 to 7-year replacement cycle.

Timarron is Southlake's largest master-planned community — roughly 1,400 homes built between 1992 and 2003 around Timarron Country Club. This is one of our highest-volume neighborhoods because the construction timeline means pools span 20 to 30+ years of equipment generations. Eagle Bend's custom estates along the golf course feature 5,000 to 8,000+ square foot homes with elaborate pool and spa setups — dedicated spa circuits, gas heating, full automation, and water features that require experienced multi-circuit diagnostics. The earlier Timarron sections like Bryson Square and Bent Creek have pools from the mid-to-late '90s where we regularly do complete equipment pad overhauls: new variable-speed pump, new filter, new heater, and modern Pentair or Hayward automation replacing decades-old timeclock-and-relay setups. Wyndsor Grove and Strathmore fall in the late '90s to early 2000s build window where original Hayward and Pentair equipment is reaching end of life and homeowners are upgrading to current-generation systems.

These are Southlake's original master-planned neighborhoods from the early-to-mid 1990s — the communities that defined the city's transformation from rural to upscale suburban. South Ridge Lakes was built 1990 to 1996, Stone Lakes 1992 to 1997, and Timber Lake 1990 to 2000. Pools here are 25 to 35 years old and represent our steadiest repair and replacement work in the city. Nearly every home has been through at least one full equipment cycle, and many are on their third pump or second heater. We see a lot of mismatched equipment pads in these neighborhoods — a Hayward pump installed by one contractor ten years ago, a Pentair heater added by another five years later, and an aftermarket salt system that doesn't integrate with either. Versailles and Monticello are late-'90s builds on larger lots where pools are aging into their second major overhaul cycle. Southlake Woods features homes on half-acre to full-acre lots built 1996 to 2004 with pools that span two decades of equipment technology.

Carillon is Southlake's newest major development — a 285-acre luxury community dating to 2012 with homes still being built. Pools here run current-generation Pentair and Hayward equipment and most service calls are programming issues, salt system calibration, and builder-grade warranty claims where equipment wasn't installed or configured correctly from the start. Kirkwood Hollow was built 1998 to 2006 with custom homes on half-acre to full-acre wooded lots — pools are 20 to 25+ years old and hitting their second major equipment replacement. We do heavy volume of heater replacements, automation upgrades, and pump conversions throughout Kirkwood Hollow. Clariden Ranch features sprawling estates with resort-style amenities and equestrian facilities — pool setups here are elaborate with dedicated spa circuits, gas heating, and automation systems that need a tech who understands complex multi-circuit configurations. Highland Oaks and Cross Timber Hills are established neighborhoods where original 1990s equipment has been replaced at least once and homeowners are now investing in energy-efficient variable-speed pumps and modern automation.

Lonesome Dove and Whites Chapel are among Southlake's original settlement areas — named for the historic communities that predated the city's 1956 incorporation. Homes in these areas include some of the oldest residential properties in Southlake, with pools dating back to the late 1970s and 1980s on larger lots that predate the master-planned era. Equipment here has been through three or four generations — we regularly find pads where every component was installed by a different contractor in a different decade, nothing talks to each other, and the plumbing has been rerouted multiple times. Oaks of Lonesome Dove and Jellico Estates feature custom homes on acreage with pools that were often added after original construction, resulting in non-standard equipment pad layouts and longer plumbing runs. Chimney Hill and Diamond Circle are older Southlake neighborhoods from the 1980s where we handle the most plumbing repair work — original copper and PVC lines that have shifted or corroded over 35+ years underground. Foxborough rounds out east Southlake with mid-1990s builds where pumps and heaters are on their second replacement cycle.
