Equipment ranges from Pentair IntelliCenter and Jandy iAquaLink automation to complex multi-circuit pads running dedicated spa heaters alongside main pool equipment. Canyon West wraps around the golf club and features executive homes from the early 2000s through the 2010s — pools here are 10 to 20 years old and hitting their first major equipment replacement cycle. Ellis Creek Ranch runs to custom homes with high-end features like private pools on large acreage — equipment here tends to be newer but complex, with gas heaters, salt systems, and automation that needs proper programming and maintenance. Cartwright Ranch south of I-20 features 2-acre homesites with newer construction and pools that are still under warranty or just past it — common calls include salt cell troubleshooting, heater ignition issues, and builder-grade automation that wasn't programmed correctly from the start.

Southwinds offers more budget-friendly homes with straightforward pool setups — typically a single-speed pump, cartridge filter, and basic timeclock that we upgrade to modern automation and energy-efficient equipment. Horseshoe Bend and the neighborhoods south toward the Brazos River feature custom homes on larger lots with pools exposed to sandy Parker County soil — we see more plumbing issues here from shifting ground, along with filter systems clogged by the fine dust and sand that blows through open ranch country.

Lake Weatherford is a popular recreational lake just outside city limits, and the homes surrounding it range from 1970s-era bungalows to modern custom builds — pools here span four decades of equipment generations. Lakeshore Hills and Lake Hollow Estates have established homes from the 1980s and 1990s with pools that have been through at least two full equipment cycles. We regularly do complete equipment pad overhauls in these neighborhoods: new variable-speed pump, new filter, new heater, and modern automation to replace decades-old timeclock-and-relay setups. Waterfront and near-lake properties deal with constant humidity and moisture exposure that accelerates corrosion on heater components, electrical connections, and metal equipment housings. Lakeway Estates and Western Lake area homes on larger lots often have pools that were added after the original home construction — meaning equipment pads are sometimes in awkward locations with non-standard plumbing runs that complicate service work.

These are Weatherford's original residential neighborhoods — the areas that grew up around the courthouse square, along South Main, and near Weatherford College. Homes here date from the early 1900s through the 1980s, and pools range from 30 to 50+ years old. Some of the historic district properties near Chandor Gardens have pools that are among the oldest in Parker County, with equipment pads that have been through three or four generations of pumps, heaters, and controls. Roselawn and Forest Park feature mid-century homes under mature trees where we commonly replace aging Hayward Super Pumps and Sta-Rite equipment that ran for 15+ years before finally giving out. Westover Village and Pleasant Valley are 1990s–2000s neighborhoods with pools now solidly in their first major replacement cycle — variable-speed pump upgrades, salt system installations, and automation conversions are the most common projects.

Hudson Oaks and Willow Park sit between Weatherford and Fort Worth along the I-20 corridor — the fastest-growing stretch in Parker County. Walsh Ranch is a massive master-planned community with new construction still going in, meaning pools here are brand-new with current-generation Pentair and Hayward equipment. Most service calls are warranty-related: programming issues, salt system calibration, and builder-installed equipment that needs adjustment after the first season. Willow Park's established neighborhoods have homes from the 1990s and 2000s with pools 15 to 25 years old — right in the sweet spot where original equipment is failing and homeowners are upgrading. Oakwood Creek Estates and Park Oaks feature traditional homes on standard lots where we do steady volume of pump replacements, heater repairs, and filter overhauls. Vintage Oaks and newer east-side communities are still being built out — pools here are under 5 years old but we already see the usual new-construction issues: improperly plumbed equipment, undersized heaters for the pool volume, and automation that was never configured correctly by the builder's subcontractor.
