Hard water is the quiet killer of pool heaters out here. Scale builds up inside the heat exchanger, the unit has to work harder to move heat into the water, and eventually it starts short-cycling or throwing a fault rather than holding temperature. Catching that before the exchanger is damaged is the difference between a service and a replacement. This one was at a home in Harbor Lakes. Scale is the thing we check for first on any pool heater repair out this way.
Pumps on lake lots often sit further from the pool than they would on a flat suburban build, and a longer suction run is less forgiving of a tired seal or a small air leak. The symptom is usually a pump that struggles to prime in the morning or loses prime part way through a cycle. Working out whether that is the pump or something upstream of it comes first on every pool pump repair we take.
A GFCI that keeps tripping is doing its job. It is telling you current is going somewhere it should not, and on a pool that usually means moisture has found its way into a light fixture or a junction box. Resetting it and hoping is the wrong answer. This Harbor Lakes call started as a nuisance trip and came back to water in the light housing, which is exactly the fault the breaker exists to catch. Water in the housing is a common find on a pool light repair.
When flow drops off and the equipment checks out fine, the problem is usually in the lines rather than on the pad. Debris packs into a return, a suction line silts up, or a section that has never run properly since it was built finally blocks completely. Blowing the lines clear tells you which one it is, and on this Pecan Plantation pool that was the whole job. Blocked lines are a common pool plumbing repair.
On this Pecan Plantation pool we installed a new Hayward OmniPL panel with a touchscreen controller, along with a new pool light, so the homeowner can run pool and spa functions from the wall or a phone. If you still walk out to the pad to twist a mechanical timer or turn valves by hand to switch over to the spa, automation is the upgrade you notice every day. A good system puts the pump, heater, lights and valves on one controller, so running the spa becomes a button press instead of a trip outside. On this Pecan Plantation pool the old stained tank and valves came out, and a new Pentair cartridge filter went in with a fresh pressure gauge on top. A filter tank rarely fails all at once. It fades, the plastic chalks and stains, the clamp and valves get harder to work, and the pressure gauge stops telling you anything useful because it has quit working too. On this Pecan Plantation pool the old tank and cluttered manifold were swapped for a new Pentair filter with repiped valves alongside the variable speed pump. When a filter is due for replacement, look at the plumbing around it before you decide the job is just a tank swap. Valve manifolds that have been patched and added to over the years get cluttered, and every extra fitting is another place for a leak or a restriction. On this Bentwater pool, debris had built up and was blocking the thermal regulator from doing its job. We cleared it out and the heater is back to regulating temperature properly. A heater that will not hold temperature is not always a heater that needs replacing. Many pool heaters use a thermal regulator to control how water moves through the heat exchanger, and if something gets lodged in it, the heater can run hot, cycle off, or struggle to keep the water where you set it. On this Harbor Lakes Golf Club pool we replaced the color changing LED pool light and the spa fountain jet, and the new light is glowing bright underwater. If your pool light flickers, shows a weak color, or has gone dark, the fixture is usually the part that has failed, not the wiring behind it. Color changing LED fixtures draw far less power than the old incandescent bulbs, and because the light is pulled up to the deck on its cord, most replacements do not require draining the pool. On this De Cordova Ranch pool the old, worn PVC was cut out and replaced with fresh pipe and new three way diverter valves, and pool and spa flow control is working properly again. Your valve manifold decides where the water goes, pool or spa, waterfall or cleaner. When PVC above ground sits in the sun for years it gets brittle, and diverter valves get stiff, start weeping at the handle, or stop sealing so water leaks through to the side that is supposed to be closed.
